  • FREE First Time Buyer Consultations - we understand that buying a property for the first time can be very daunting and we are delighted to offer all first time buyers a FREE consultation if they require it.
  • FREE Homecall Service (available in certain areas) - to complement our already extensive service, we also offer a FREE, NO OBLIGATION Homecall Service. One of our experienced home moving consultants will visit you at your home and
    • talk you through the conveyancing process; and
    • explain the forms that need to be completed (and where necessary, will help you to complete them)

  • Home Information Packs - we are able to put you in contact with HIPS UK who can provide you with a cost effective Home Information Pack.

Home Information Packs

Although there have been some recent changes in how property transactions take place, the Government have still done little advertising about Home Information Packs, which has left people slightly confused.

The onus is now on the seller, rather than the buyer, to carry out the searches for the property that they are selling which can be a bonus for some first time buyers, who could save around £150 by not having to get them carried out.

Most people are put off by paying money up front to commission the HIP, although you are paying up front for the pack most of the costs you would still need to pay in a standard sale and purchase anyway. If you are selling and buying and both properties have a HIP the additional cost of moving is minimal most of the related costs are in the Energy Performance Certificate (EPC) which is the only new element of the pack.

The EPC has been introduced as part of EU Legislation to help us improve how "energy efficient" our homes are.  The report makes recommendations in three price stages on what affects the household bills from using energy saving lightbulbs to installing solar panels.

All residential properties now need a HIP on order before a property can gon on the market and there are few exceptions.
